I am a Certified Real Estate Appraiser (AKA, KHK) approved by the Finnish Chamber of Commerce’s
Real Estate Valuation Board.

I hold a general authorization, enabling me to conduct valuations of plots, residential properties,
commercial and other premises, as well as special properties. An AKA appraisal is commissioned
when an impartial and expert valuation is required, for example, in complex real estate transactions,
collateral valuations, financial statements, leases, inheritance divisions, or dispute situations.

As an AKA appraiser, I determine the property’s value based on the assignment and inspection, and
prepare a written appraisal report. For this report, I thoroughly examine factors aAecting the property’s
value such as zoning, intended use, recent comparable sales in the area, new construction costs, and
investor yield requirements.

An AKA appraiser must have appropriate education and several years of professional experience in
valuation tasks. Qualification is demonstrated by passing the demanding AKA exam. The appraiser
commits to following the rules, guidelines, and regulations set by the Real Estate Valuation Board,
adhering to good appraisal practices and international valuation standards. The certification
guarantees the appraiser’s professionalism and the quality of the appraisal report.

The KHK real estate appraiser approved by the Chamber of Commerce operates under Finnish law. The
Real Estate Fund Act, Securities Markets Act, Investment Funds Act, and the Act on Mortgage Credit
Bank Operations specify the situations where a KHK appraiser must be used or where alternative
procedures must be justified.

The Chamber of Commerce’s Real Estate Valuation Board is responsible for the authorization and
supervision of AKA/KHK appraisers. The nature, complexity, and scope of the appraisal assignment
influence the valuation process.
